An Estate could in principle contain several private regions ("islands"), and at least several adjacent regions ? I do not see here any difference made between estate and region, if any difference is remaining.—The preceding unsigned comment was added by Sigma Avro

Basically an estate consists of one or more regions, owned by the same owner, that share some settings (the ban list for example).
